I used a mortgage broker when I bought my house and it was a terrific experience. I'm sure the experience can vary depending on the specific mortgage broker but overall I think it's the way to go.
My experience went like this: I walked into the mortgage broker and asked what I could be approved up to. I received a number and then went house shopping for a house. When it was time to purchase the house the mortgage broker did the shopping for the specific Home loan mortgages. Basically I just waited till the broker came back with a mortgage rate.
An important thing to consider is the place the mortgage broker decides to select as the loan office. Obviously you wouldn't want to select a sketchy loan office. Make sure you tell the mortgage broker exactly what you're looking for. If you're located in the states then you might want to consider the Personal Home Loan Mortgages website. This website gets lots of hits from people in Texas so take a look at Texas Mortgage Brokers.
I realize this has nothing to do with home loans. Unless you're buying your house through Century 21 as they have an airmiles special. Where you can get up to 1500 airmiles when purchasing a house. Century 21 gives you 2 airmiles for every $1,500 spent on your house.
